All prospective residents who are over the age of 18 must complete a rental application form. Photo identification, verifiable housing history, references, employment, and income information (gross income must equal at least 3X the monthly rent) are required. Applicants with excessive collections, falsified or incomplete application information, and/or a history of excessive late payments may not be accepted.
A 5% late fee will apply if you pay on or after the 3rd of the month.
All utilities, including Internet and laundry are included in a $155 per resident per month facilities fee.

The security deposit is equal to a one month's rent. $300 of this is paid at the time of application (as earnest money), along with a $7.50 per adult applicant non-refundable credit check fee. Earnest Money will become a portion of your refundable Security Deposit upon execution of the lease agreement.
Steve Brown Apartments requires that each resident maintain a renters insurance policy, with a minimum limit of liability for bodily injury and property damage of $100,000, throughout the term of their lease. We also require that you name SBA Management Services as an “Additional Interested Party” on the policy.

Per our lease agreement, all residents without renters insurance on their move-in day will be placed on our master insurance policy for a nominal monthly fee. Please note the master policy DOES NOT cover your personal items, only damages to the building. Once we have proof of independent coverage, we’ll remove you from the master policy.

ResTech services wired Internet is included in your rent. You will need to provide a wireless router or Ethernet cable to connect. There is also free wireless in the fitness center and community room.

The trash and recycling areas are located in the garage. The recycling for the building follows the City of Madison Ordinances.

The City of Madison prohibits residents from using or storing gas and charcoal grills on their balconies. Fines from the city will be passed on to our residents.

Cats, fish, and birds are welcome! Cats must be fixed. Max. 2 cats, $40/mo. per cat. No additional deposit is required. Exotic pets are not allowed.
